One Horton Heath will set the standard for future developments to aspire to. The Masterplan divides the site into bespoke character areas, each with its own purpose and identity but with a continuous focus on people and place throughout.
Our ambitious Masterplan has been reimagined. By reframing the previous permission, challenging assumption, and putting the needs of the local community and the Borough first our plans will create a connected community that offers space to live, work, enjoy.
The first chapter of the development, the northern and southern gateway entrances, first link road section and vast new informal public open spaces and habitat areas, was completed in September 2021. We are committed to delivering all infrastructure as early as possible.
Having a say in shaping our plans at every stage will continue to be a part of our design and planning work throughout the development’s lifetime. Already, we have received much feedback and discussion with the local community and invested stakeholders which has led to a number of good ideas being adopted into our Masterplan.
Across the 355-acre site, people will be living and working throughout the eight new residential areas and three new commercial spaces. Over a third of the site, more than 100-acres will be undeveloped for wildlife and informal open spaces. The grant of outline planning permission provides us with approval in principle for a Masterplan for One Horton Heath. This sets a strategic level framework. Future detailed applications, which must align with the Masterplan, will now be made for each individual parcel of the development including homes, commercial spaces and all community facilities like the local centre and school.
The Horton Heath Development Management Committee approved the principles of the Masterplan set out within our outline planning application. The permission will be subject to a number of planning conditions and legal requirements to provide confidence that all the benefits within the application will be achieved.
